Applicant Info

All persons 19 years of age or older who will occupy the home must complete an application. You can apply through our online application process. A $65 application fee applies and is non-refundable. Applications are valid for 30 days.

• A valid photo ID
• A valid Social Security or ITIN number
• An active, unique email address

Credit

• The average credit score of the household must be 550 or above (Equifax).
• An open bankruptcy will result in an automatic denial.

Income

• Employed applicants are subject to income and employment verification.
• The combined gross monthly income of all applicants must be at least 3x the monthly rent for the desired property.
• Applicants who don’t meet the 3x income requirement may be considered with a co-signer. A co-signer’s income must be at least 5x the monthly rent, with a credit score over 600, and they must meet all other applicant requirements.

Rental and Criminal History

• Rental history will be reviewed for all applicants.
• A negative rental history will result in an automatic denial. This includes, but is not limited to, a history of late payments, NSF payments, or negligence or misuse of previous rental properties.
• All open evictions and judgments will result in an automatic denial.
• Eviction filings made within the past 5 years will result in an automatic denial.
• Each applicant is subject to a criminal background check. Felony convictions could result in an automatic denial.

• Security deposit and other move-in fees must be paid before keys are released.

Our standard occupancy policy is two (2) persons per bedroom. Infants under 2 years of age are not counted toward the limit. For example, a 3-bedroom home may accommodate up to 6 persons, not including infants.

Pets are welcome, with a maximum of two (2) per home. Pet fees apply, and vet records and current photos are required. Dangerous or poisonous animals are not allowed. Emotional Support Animals (ESAs) are reviewed with proper documentation.

Omega Realty Group provides the required Liability to Landlord insurance if you don’t provide your own policy meeting liability requirements. We still recommend carrying your own renters insurance to cover your personal belongings and liability.

• We can’t hold a property before you apply. Properties are leased first-come, first-served once an application is submitted and approved and the required security deposit is paid.
• An approved application is not a lease. A lease is formed only once all fees are paid and the lease document is signed by all parties.
